We are ready to offer a customer the complete complex of services in the management of business projects in the building of reaty, basing in the following kinds of activity:

I.  Shareholding.

This kind of activity implies joint realization of a business project, in which partners have the right for the profit proportionally to their shares. There is also a possibility of various involvement of any of the partners in the total process of realization. This participation can be not proportional to the share of the partner as the share fixes the right for the profit whereas efforts and expenses fall upon cost price. As a rule, in this case relatoins are recorded by the general contract (or by several contracts), in which the duties and responsibilities of the parties are registered in details. Reward for the parties consists of the final profit from the realization of the business project.



II. Project Management.

In this case our company stands as a managing company. The aim of the controlling company is to maximize profit of the business project. Having negotiated a contract with us upon the business project management you guarantee yourselves and the partners effective maximization of the profit. You will not only relieve yourself of concern for the business realization and guarantee yourselves the minimum terms of its realization but you will be always able to control the process through the regular paper-work reporting. Besides you will be able to negotiate with us both a "turnkey" contract as well as a contract upon the support of the business project in any part of it( e.g. preparation for the building license or legalization of the land tenure, projecting, construction work, management of the finished areas, sale of areas and others).The advantage of this variant is that you remain the owner of the business project assets during the whole period of its realization. The relations are recorded by the general contract and the warranty upon the representation of the customer's interests. Reward for the controlling company generlly consists of the two main components – "management fee", it is calculated proportionally to the cost of the business project and it is a fixed figure and "performance fee" which is calculated as a percentage from the profit in the case of excess of the agreed results.


III. Contract Work.

According to the best traditions of the "Progress-Stroy" Group we are intersted in the erection of the significant construction projects for the city and we are ready to negotiate considerable contracts upon the contract work, including preparation of the work papers, execution of designer's inspection and technical supervision, severe control of the corporate standards of quality. In this case relations are recorded by the General contract for the “ turnkey” construction. Remuneration to the company is fee for the execution of works which is clearly defined in the contract.

"Turnkey" construction works of any difficulty. "Progress-Stroy" Group is in progress of simultaneous construction of nearly 600.000 square metres, more than 330.000 square metres of residential and realty have already been put in commission – this is the absolute record of Odessa region. The group has at the disposal 3 project institutes, 6 general construction institutions,4 specialized institutions, 2 plants for production of materials and components.

In the opinion of leading world analytics, during the tendering for general contract work, the most important criteria is th factor of actual executable volumes of construction by the competitor companies – volumes of construction of the project, according to which tender is held, must not exceed 30% of already existing construction volumes of the company. It is just exactly why "Progress-Sroy" Group – the largest developer of Odessa region, certainly has the necessary resources for developing of a new consruction projects with volumes of work from 100.000 square metres and more.

Preparation of work papers. Last but not the least advantage of "Progress-Stroy" Group is the arrangement of the united process of projecting and construction. It is known to everybody that in order to get the building permission majority of developers submit the projects of stages EP and P to the instances, but the construction is carried out according to the stage W ( work papers). It is also known that misunderstanding between builders and projectors often leads to the disruption of the construction terms. That is why in order to provide uninterrupted process of construction you need not only professional work of construction subdivisions, but also qualitative work papers( stage W), prepared in time. Exactly due to the existing corporate standards of quality and circulation of documents within the company, "Progress-Stroy" Group guarantees inseparable process of projecting and construction.

 

IV. Brokerage.

In our case – these are services upon the representation of the Customer’s interests in the solution of the following main isssues:
  • general representation of the Partner’s interests in Odessa and in Odessa region.
  • special– purpose search of the construction project for investment, preparation and holding a deal in order to purchase it.
  • search of the investors, preparation and holding a deal on selling the investment medium.
One of the key moments in the execution of relations upon the brokerage services is open representation of the Customer’s interests (Partner’s). The relations are recorded by the contract – warranty . This can be an exclusive representation or representation on the common grounds. Reward for the broker is formed as a percentage from turnover, executed with his participation.
